Do I pay any fees?
No. I don't charge commissions, closing costs, or any fees. The cash offer I make is the amount you receive.
Will you lowball me?
I base my offer on recent comparable sales in your area and an honest estimate of repair costs, and I'll show you how I got to the number. If it doesn't work for you, no hard feelings. There's no obligation either way.
How fast can I close?
Often in as little as 10-14 days in some cases, and you pick the closing date. If you need more time, I'll work around your schedule.
What if the house needs work?
That's fine. I buy homes as-is, so you don't clean, repair, or fix anything. I'll take it in its current condition.
Are you a realtor?
No. I'm an individual buyer purchasing your home directly. I'm not a licensed real estate agent or brokerage, and I don't charge a commission.
Is there any obligation?
None. Getting an offer is free, and there's no obligation to accept it. You're welcome to compare it against anything else before you decide.
How do you come up with your offer?
I look at what comparable homes near you sold for recently, subtract a realistic estimate of repairs and holding costs, and show you my math. The number is transparent and negotiable.
Do I need to clean or move everything out?
No cleaning, no staging, no repairs. Take what you want and leave the rest; I'll handle it. Just make sure anything you want is out before closing.
What if I still owe money on my mortgage?
That's normal. At closing, your mortgage gets paid off out of the sale proceeds, and the rest goes to you. I'll help coordinate the payoff.
Can you buy a house that's in probate or inherited?
Yes. Inherited and probate properties are a big part of what I do. I can work with you and any other heirs, and I'll explain the process clearly at each step.
Do you buy rentals that still have tenants?
Yes, I buy occupied rentals. I'll work out the timing so it's as smooth as possible for you and your tenants.
What happens at closing?
We meet at a title company or attorney's office. You sign, the title transfers, and you receive your money. I handle the paperwork and coordination from start to finish.
Can you take over my mortgage payments?
Sometimes, yes. If stepping into your payments fits better than a cash offer, I'll lay it out plainly. You move on and I take over the loan. I'll explain exactly how it works before you sign anything.
Does my house need to be in good shape?
No. I buy homes in any condition, from move-in ready to needs serious work. People sell for all kinds of reasons. Your house doesn't have to be broken for your situation to be real.
Why would you buy a house that doesn't need work?
Because a great house doesn't mean an easy situation. A job transfer, a divorce, an inheritance, a payment that got heavy. I buy based on the situation, not the condition.
