Who I am

Vic Buys is operated by an individual real estate investor doing business as Vic Buys, at 47 South Cambridge Street, Winchester, VA 22601. This policy covers vicbuys.com and any contact you have with me through it. Throughout this page, "I" and "me" mean Vic Buys, and "you" means the person visiting the site or contacting me.

I am a direct buyer of residential property. I am not a licensed real estate agent or broker, and I do not represent you in any transaction.

What I collect

Information you give me. When you fill out a form, call, text, or email, you may provide your name, phone number, email address, the address of a property, your relationship to that property, its condition, your timeline, and anything else you choose to tell me.

Information collected automatically. My web host records standard server data such as your IP address, browser type, the pages you view, and the site that referred you. This is used for security and basic traffic counts.

Information from public and commercial sources. Before or after we speak, I may look at publicly available property records, tax and assessment records, court filings, and data from commercial property-data vendors, to understand the property and confirm ownership. This is normal diligence for anyone buying real estate.

I do not knowingly collect Social Security numbers, bank account numbers, or payment card details through this website. Do not send them through the form.

How I use it

• To research a property and prepare an offer.
• To contact you about that offer and about your property.
• To carry out a transaction if we reach an agreement, including working with a title company or closing attorney.
• To keep records of the offers I have made and the properties I have looked at.
• To comply with law and to protect against fraud.

I do not sell your personal information, and I do not rent or trade your contact information to third-party marketers.

Calls, texts, and your consent

When you submit the form or give me your phone number, you are asking me to contact you about your property, and you agree that I may call and send text messages to the number you provided, including by automated means. Message and data rates may apply, and message frequency varies.

This consent is not a condition of any purchase, and you can withdraw it at any time. Reply STOP to any text message to stop texts, tell me on any call to stop calling, or email vic@vicbuys.com. I honor these requests promptly and permanently.

If I email you, every message includes a working unsubscribe link and my mailing address, and I honor opt-outs within ten business days as required by the CAN-SPAM Act.

Cookies, pixels, and analytics

This site uses no advertising cookies or third-party trackers as of the date above. If I later run advertising on platforms such as Meta or Google, I may add their measurement pixels, which set cookies and report back to those platforms whether a visit or a form submission occurred. Those platforms process that data under their own privacy policies. You can control cookies through your browser settings, and you can limit ad personalization in your Meta and Google account settings. I will update the date on this page when that changes.

Who I share it with

I share your information only where it is needed to do the job:

• Title companies, closing attorneys, escrow agents, surveyors, and inspectors involved in a transaction on your property.
• Contract assignees and joint-venture partners. I may assign a purchase contract to another buyer or bring in a funding partner in order to close. If that happens on your property, it is disclosed to you in writing before you sign, and it does not change your price or your closing date.
• Service providers who run my email, phone, hosting, and customer records systems, under agreements limiting their use of the data.
• Legal and safety. Where required by law, subpoena, or to protect rights and safety.

How long I keep it, and how it is protected

I keep property and transaction records for as long as I have a business reason to, and as long as tax and real estate recordkeeping rules require. Contact records for properties I did not buy are kept for a reasonable marketing and diligence period and then deleted on request. I use commercially reasonable safeguards including encrypted transmission and access-controlled accounts. No method of transmission or storage is perfectly secure, and I cannot guarantee absolute security.

Your choices and rights

You can, at any time and at no cost:

• Ask what information I hold about you.
• Ask me to correct it.
• Ask me to delete it, subject to records I am required to keep.
• Withdraw consent for calls, texts, or email.
• Ask me not to contact you again about a specific property or at all.

Email vic@vicbuys.com or write to the address below. I respond within 45 days. Residents of Virginia, California, Colorado, Connecticut, and other states with consumer privacy statutes may have additional rights under those laws, and I honor the requests above regardless of where you live rather than making you prove residency.

Children

This site is not directed to anyone under 18, and I do not knowingly collect information from children. If you believe a child has given me information, email me and I will delete it.

Changes

If I change this policy, I will update the date at the top. Material changes will be noted here. Continuing to use the site after a change means you accept the updated policy.
