We buy houses in Augusta County, Virginia
Augusta County includes rural properties and homes near several towns. Compare your repair needs, likely proceeds and timing before choosing how to sell.
Augusta County at a glance
County seat: Verona. Real estate tax rate: $0.52 per $100 of assessed value for calendar year 2026; county base rate. 2026 county rate source. Stock and heating figures use the site's ACS 2024 five-year snapshot; they are not current price estimates.
If your Augusta County house is in good condition and you have time for showings, explore a conventional listing as well as an as-is offer. Compare expected proceeds after repairs, negotiated fees, holding costs and any payoffs. A regional price trend does not establish which option will leave you with more.
Where I'm genuinely useful here is the other kind of situation — an inherited property four hours away, a rental you're done with, a house that won't pass an FHA inspection, a divorce that needs a clean date. Augusta is 80.2% owner-occupied with 9.1% mobile homes and 10.8% fuel-oil heat, so the difficult inventory exists here too.
One correction worth making because nearly every out-of-town buyer's website gets it wrong: Staunton is not the county seat of Augusta County. Verona is. Staunton and Waynesboro are independent cities with their own governments, their own tax rates and their own historic district rules. Augusta County completely surrounds both of them without including either.
The county's employment anchors are Hershey and McKee Foods in Stuarts Draft, Augusta Health in Fishersville, Blue Ridge Community College in Weyers Cave, and county government in Verona.

When a cash sale actually makes sense in Augusta County
Compare a conventional listing with an as-is offer using costs and timing for your house.
It probably does if…
- The house needs work you don't want to fund or manage.
- You inherited it, and it's four hours away or four siblings deep.
- A financed buyer already fell through on inspection or appraisal.
- You need a date certain — divorce, relocation, a foreclosure timeline.
- It's tenant-occupied and you're done being a landlord.
It probably doesn't if…
- The house is in good shape and you're not in a hurry.
- You can tolerate showings and a 30–45 day financed closing.
- You have time to make repairs that would lift the price.
In that case a conventional listing will usually net you more than I will, and I'll tell you so on the call. I'd rather be the person you call when you actually need me.
Three clear steps
How this works
Tell me about the house
Two minutes, or a phone call. Describe the condition and anything you would want to leave.
I review the property and explain the number
The timing depends on the information available and whether a walkthrough or other review is needed.
We agree on the date in writing
Virginia's Wet Settlement Act, § 55.1-903, requires the settlement agent to disburse proceeds within two business days of settlement.
Virginia settlement and disclosure rules
Under the Wet Settlement Act (§ 55.1-903) the settlement agent must disburse your proceeds within two business days of settlement. Some specific transfers are exempt from Virginia's residential disclosure chapter (§ 55.1-702). An inherited home, divorce or overdue tax bill does not automatically make a private sale exempt. Ask the settlement attorney to confirm the requirements for your transfer.
On an Augusta County house: For an estate or divorce sale, confirm signing authority and the applicable disclosures before agreeing on a closing date.
Questions I get about selling in Augusta County
You're telling me not to sell to you. Why?
You should compare your options. Ask an agent for an estimated listing outcome and compare it with a written as-is offer after repairs, fees, holding costs and any payoffs. The better option depends on your property and priorities.
Do I pay any fees or commissions?
Ask for a written breakdown of the price and who pays each cost. Any mortgage payoff, unpaid taxes or other amounts due can reduce what you receive at closing.
Do I have to clean it out or make repairs?
Tell me the current condition and what you want to leave. The written offer should state any repair, personal-property, cleanup and disposal terms.
