Who you are dealing with

vicbuys.com is operated by an individual real estate investor doing business as Vic Buys, at 47 South Cambridge Street, Winchester, VA 22601. By using this site you agree to these terms. If you do not agree, please do not use the site.

I am a buyer, not your agent

I am a direct buyer of residential real estate. I am not a licensed real estate agent or broker, I do not represent you, and I owe you no fiduciary duty. Nothing on this site is a listing service, and I am not offering to sell your house on your behalf or to find you a buyer as your representative. When I buy, I buy for my own account or for an entity or partner I work with.

I may assign a purchase contract to another buyer, or bring in a funding partner, in order to close. Where that applies to your property it is disclosed to you in writing before you sign anything.

This site is not advice

Everything here is general information about selling a house to a cash buyer. It is not legal, tax, financial, accounting, or real estate advice, and it is not a substitute for talking to a professional about your situation. You are encouraged to have your own attorney review any contract before you sign it. If you are in foreclosure, bankruptcy, probate, or a divorce, please speak with an attorney — those situations have rules that a website cannot address.

Offers are not binding until they are in writing

Any number I discuss on a call, by text, by email, or through this website is a preliminary, non-binding estimate based on what I have been told and what public records show. It is not a formal offer. Nothing becomes binding on either of us until we both sign a written purchase agreement, and any figure may change after I see the property or find title, occupancy, or condition issues that were not known at the time.

Submitting the form does not obligate you to sell, and it does not obligate me to buy.

What you agree to when you submit the form

• The information you give me is accurate to the best of your knowledge.
• You are at least 18 and are the owner, an heir, an authorized representative, or otherwise have a legitimate reason to discuss the property.
• I may contact you about the property by phone, text, and email, including by automated means, as described in the privacy policy. Consent is not a condition of any purchase and you can withdraw it at any time.
• You will not submit anyone else's information without their permission.

No guarantees about results

Timelines such as "close in as little as 10–14 days" describe what has been possible in some transactions. They are not promises. Actual timing depends on title, liens, payoffs, occupancy, probate, the closing attorney's schedule, and other factors outside my control. Nothing on this site guarantees that I will make an offer, that an offer will be at any particular amount, or that a sale will close.

Acceptable use

Do not use this site to break the law, to scrape or harvest data, to submit false information, to interfere with the site's operation, or to send unsolicited commercial messages to me or anyone else through it.

Intellectual property

The text, layout, and images on this site belong to me or are used with permission. You may read and share links to it. Do not copy the site wholesale for a competing business.

Links to other websites are provided for convenience. I do not control them and I am not responsible for their content or practices.

Disclaimer and limitation of liability

This site is provided "as is" and "as available," without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy, or non-infringement. To the fullest extent permitted by law, I am not liable for indirect, incidental, special, consequential, or punitive damages arising from your use of this site, and my total liability for any claim relating to this site will not exceed one hundred U.S. dollars. Some jurisdictions do not allow these limits, so parts of this section may not apply to you. Nothing here limits any liability that cannot be limited by law.

Governing law

These terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-laws rules. Any dispute arising from this website will be brought in the state or federal courts located in Frederick County or the City of Winchester, Virginia, and you and I each consent to that jurisdiction. Any dispute over an actual real estate transaction is governed by the signed purchase agreement for that property, which controls over this page.

Fair housing

I buy homes in compliance with the federal Fair Housing Act and the Virginia Fair Housing Law. I do not make buying or selling decisions on the basis of race, color, religion, national origin, sex, elderliness, familial status, disability, sexual orientation, gender identity, military status, or source of funds.

Changes

I may update these terms. The date at the top shows the current version, and continuing to use the site means you accept it.
