Who I am

Vic Buys is operated by an individual real estate investor doing business as Vic Buys, at 47 S. Cameron St., Ste. 2, Winchester, VA 22601. This policy covers vicbuys.com and any contact you have with me through it. Throughout this page, "I" and "me" mean Vic Buys, and "you" means the person visiting the site or contacting me.

This site is used for direct property-purchase discussions. It does not offer brokerage representation to a seller. Any transaction role and terms appear in the written agreement.

What I collect

Information you give me. When you fill out a form, call, text, or email, you may provide your name, phone number, email address, the address of a property, your relationship to that property, its condition, your timeline, and anything else you choose to tell me.

Information collected automatically. My web host records standard server data such as your IP address, browser type, the pages you view, and the site that referred you. This is used for security and basic traffic counts.

Information from public and commercial sources. Before or after we speak, I may look at publicly available property records, tax and assessment records, court filings, and data from commercial property-data vendors, to understand the property and confirm ownership. This is normal diligence for anyone buying real estate.

I do not knowingly collect Social Security numbers, bank account numbers, or payment card details through this website. Do not send them through the form.

How I use it

• To research a property and prepare an offer.
• To contact you about that offer and about your property.
• To carry out a transaction if we reach an agreement, including working with a title company or closing attorney.
• To keep records of the offers I have made and the properties I have looked at.
• To comply with law and to protect against fraud.

I do not sell your personal information, and I do not rent or trade your contact information to third-party marketers.

Calls, texts, and your consent

When you submit the form or give me your phone number, you are asking me to contact you about your property, and you agree that I may call and send text messages to the number you provided, including by automated means. Message and data rates may apply, and message frequency varies.

This consent is not a condition of any purchase, and you can withdraw it at any time. Reply STOP to a text message to request no more texts, tell me on a call to stop calling, or email vic@vicbuys.com. I use those requests to suppress further marketing contact through that channel, subject to messages needed for an active transaction or required by law.

You may ask to stop marketing email by using the opt-out method in the message or by emailing me. Commercial marketing email must include the identification, mailing-address and opt-out information required by applicable law.

Hosting, analytics, and cookies

Cloudflare hosts and protects this site and receives ordinary request data such as IP address, browser information, requested page and security signals. The site also uses Cloudflare Web Analytics, whose browser beacon measures page-load performance and may report the page and referrer. Cloudflare says this beacon does not use cookies, local storage or cross-site tracking, and that it discards the source IP address at the nearest data center rather than storing it in the analytics system. This site does not currently include Meta Pixel, Google Analytics or another advertising pixel in its source. If an advertising or measurement tool is added later, this policy and any required consent controls must be updated before that tool is enabled.

Who I share it with

I share your information only where it is needed to do the job:

• Title companies, closing attorneys, escrow agents, surveyors, and inspectors involved in a transaction on your property.
• Contract assignees and transaction partners. If an agreement permits assignment or another party has a role in the transaction, that role and its terms must be stated in the written transaction documents for review before signing.
• Service providers who run my email, phone, hosting, and customer records systems, under agreements limiting their use of the data.
• Legal and safety. Where required by law, subpoena, or to protect rights and safety.

How long I keep it, and how it is protected

I keep property and transaction records for as long as I have a business reason to, and as long as tax and real estate recordkeeping rules require. Contact records for properties I did not buy are kept for a reasonable marketing and diligence period and then deleted on request. I use commercially reasonable safeguards including encrypted transmission and access-controlled accounts. No method of transmission or storage is perfectly secure, and I cannot guarantee absolute security.

Your choices and rights

You can, at any time and at no cost:

• Ask what information I hold about you.
• Ask me to correct it.
• Ask me to delete it, subject to records I am required to keep.
• Withdraw consent for calls, texts, or email.
• Ask me not to contact you again about a specific property or at all.

Email vic@vicbuys.com or write to the address below. I respond within 45 days. Residents of Virginia, California, Colorado, Connecticut, and other states with consumer privacy statutes may have additional rights under those laws, and I honor the requests above regardless of where you live rather than making you prove residency.

Children

This site is not directed to anyone under 18, and I do not knowingly collect information from children. If you believe a child has given me information, email me and I will delete it.

Changes

If I change this policy, I will update the date at the top. Material changes will be noted here. Continuing to use the site after a change means you accept the updated policy.
