The process

How selling to me works

Three steps, zero pressure. Here is what happens from the first message through a written offer and settlement.

The three steps

  1. Tell me about your home

Fill in the short form, or just call or text me directly. I'll ask a few questions about the house, your timeline, and what you're hoping for.

  2. We discuss your house and options

On the first call, we discuss the house and your options. I may need a walkthrough or more details before making an offer. You can compare the offer, and there's no obligation to accept.

  3. We agree on the closing date

If you want to move forward, I may need a walkthrough or other review before we put the agreement in writing. The contract states the proposed date and conditions. A settlement professional handles title and closing work; timing depends on that review.

What to expect, and when

Keep it simple. Here's the short version.

  • Day 1: You reach out, and I call you back. We discuss the property and what I need to review before making an offer.
  • If you want to move forward: I do a quick walkthrough, and we put the agreement in writing.
  • Closing: On the date written in the agreement, subject to title, settlement and other stated conditions.

Two ways to sell to me

Whichever fits your life. I'll explain both before you choose.

A cash offer

A written offer states the proposed funding, any appraisal or inspection terms, costs and closing conditions. Review those exact terms instead of relying on a website promise.

Other financing arrangements need separate review

A normal sale usually pays off the existing loan at settlement. Any arrangement that leaves financing in place can create continuing obligations and needs written lender, insurance and independent legal review. This site does not promise that option.

What you sign, and what you don't

No mystery contracts. Here's the plain version.

What you get from me

  • A written offer you can review, compare or decline. No obligation.
  • The proposed price, with costs, payoffs and conditions shown separately.
  • A clear list of who handles each document, title item and closing step.
  • A proposed closing date that both sides review and put in writing.

What you don't have to do

  • The accepted property condition, access and cleanup terms stated in writing.
  • The written offer states who pays each cost; verify the estimated net proceeds.
  • A direct sale avoids a public listing, but timing still depends on the written conditions and title work.
  • No pressure to accept my offer. Take your time comparing it against your other options.
