Common questions

Do I pay any fees?

Ask for a written breakdown of the price and who pays each cost. Any mortgage payoff, unpaid taxes or other amounts due can reduce what you receive at closing.

Will you lowball me?

I base my offer on recent comparable sales in your area and an honest estimate of repair costs, and I'll show you how I got to the number. If it doesn't work for you, no hard feelings. There's no obligation either way.

How fast can I close?

The written agreement states the proposed date. Actual timing depends on title, settlement, property review and any other conditions in the offer. Tell me your preferred timing so it can be considered.

What if the house needs work?

Homes needing work can be considered. The written offer states the condition being accepted and any walkthrough, inspection, access or cleanup terms.

Are you a realtor?

This site is for direct property-purchase discussions and does not offer brokerage representation to sellers. The written agreement must identify the buyer, transaction role, price, costs, conditions and any assignment rights.

Is there any obligation?

None. Getting an offer is free, and there's no obligation to accept it. You're welcome to compare it against anything else before you decide.

How do you come up with your offer?

I look at what comparable homes near you sold for recently, subtract a realistic estimate of repairs and holding costs, and show you my math. The number is transparent and negotiable.

Do I need to clean or move everything out?

Tell me what you want to leave. The written agreement should identify any personal property, cleanup or disposal terms so nothing is assumed. See the house cleanout and belongings guide.

What if I still owe money on my mortgage?

That's normal. At closing, your mortgage gets paid off out of the sale proceeds, and the rest goes to you. I'll help coordinate the payoff.

Can you buy a house that's in probate or inherited?

Yes. Inherited and probate properties are a big part of what I do. I can work with you and any other heirs, and I'll explain the process clearly at each step.

Do you buy rentals that still have tenants?

Occupied rentals can be reviewed. The lease, deposits, notices, tenant rights and proposed timing must be checked before relying on an offer.

What happens at closing?

A title company or settlement attorney coordinates title and closing. The signed agreement and settlement statement show the price, costs, payoffs and disbursement. I coordinate my part and remain available for questions.

Can you take over my mortgage payments?

A normal sale usually pays off the existing loan at settlement. Any different financing arrangement can leave the seller with continuing obligations and requires written lender, insurance and independent legal review. This website does not promise that option.

Does my house need to be in good shape?

No. Both move-in-ready homes and homes needing serious work can be reviewed. People sell for all kinds of reasons; the written offer should reflect the actual property and terms. Start with the Virginia seller guides for repairs, fire, water damage, septic issues, liens and other common problems.

Why would you buy a house that doesn't need work?

Because a great house does not mean an easy situation. A job transfer, divorce, inheritance or heavy payment can still make a direct offer worth comparing with other options.
