About

Hey, I'm Vic.

I work directly with property owners on the Virginia side of the Shenandoah Valley. You can speak with me about the property, while title and settlement professionals handle their own work.

Vic, cash home buyer serving Winchester, Front Royal and the Shenandoah Valley

I review direct property-purchase opportunities in Winchester, Frederick County, Front Royal and the rest of the Valley. That includes inherited homes, rentals, houses that need major work and move-in-ready homes. Any funding, condition and closing terms belong in the written offer.

I got into this the way most people do: watching a normal sale go badly. You list it, you fix it, you clean it for showings, you wait — and then the buyer's loan dies at underwriting three days before closing and you start over from zero. Every one of those steps exists to satisfy somebody else's lender. Take the lender out and most of them disappear.

Any offer I make will state the price, funding, appraisal or inspection conditions, costs and closing terms in writing. A direct offer is usually lower than the price a fixed-up house might bring on the open market, so compare the expected net proceeds and tradeoffs before deciding.

  • You talk to me. Not a lead-gen form, not a call center in another state.
  • I show you the math behind the number, including my margin.
  • If listing with an agent would net you more, I'll say so on the call.
  • No pressure, no "this offer expires tonight." It doesn't.

Why anyone sells to a cash buyer at all

Nobody wakes up wanting to sell below retail. People do it because the retail path has costs that don't show up in the listing price — and because certainty is worth real money when your situation has a deadline attached to it.

A retail sale may include negotiated agent compensation, seller closing costs, repairs, showings and carrying expenses. The amounts and timing vary. Ask an agent and settlement professional for written estimates, then compare the expected net proceeds with a direct offer using the same payoffs and assumptions.

A direct offer is usually lower than a successful retail list price. The written offer must state the price, costs, property condition, access, contingencies and funding terms so you can compare it fairly. Here's the full arithmetic on a realistic hypothetical deal, margin included.

Where it doesn't make sense

If your house is in decent shape, you're not on a clock, and you can live with six weeks of showings, list it. An agent will almost certainly net you more than I will. I'd rather tell you that in ten minutes on the phone than waste both our afternoons, and I'd rather be the person you call in two years when the situation is different.

What I buy

Condition is close to irrelevant. Situation is what I actually care about, because that's what determines whether a cash sale helps you or costs you.

Situations I work in most

What I don't do

  • This website does not list your house or provide seller representation. Review every cost and transaction role in writing.
  • The written offer must show the price and who pays each cost. Do not rely on a verbal cost promise.
  • The written offer must state the accepted property condition and any repair, cleanup, access or personal-property terms.
  • Your information is handled as described in the privacy policy, including the limited transaction and service-provider sharing listed there.
  • I don't buy commercial buildings, raw land with no house on it, or anything outside Virginia.
  • You can decline an offer. No visit should happen without an agreed time.

The disclosure most of these sites leave out

This site is for direct property-purchase discussions. It does not offer brokerage representation to a seller. The written agreement must identify the buyer, the transaction role, any assignment rights, the price, costs, conditions and proposed timing. In practice:

  • I do not act as your representative through this website. You can use your own agent, attorney or adviser, and I encourage independent review before you sign.
  • A buyer may resell, renovate or rent a property. Any assignment right or partner role must be stated in the written agreement for you to review before signing.
  • My number is what I can pay and still make this work. It is not an appraisal, a valuation, or an opinion of market value.
  • Closings happen at a Virginia settlement agent or real estate attorney of your choosing, not at my kitchen table.

One thing Virginia law does squarely in your favor: under the Wet Settlement Act (Va. Code § 55.1-903), the settlement agent must disburse your proceeds within two business days of settlement. That's statute, not a promise I'm making.

Nothing on this site is legal, tax, or financial advice.

Where I actually buy

Virginia side of the Valley only. If it's more than about two hours from Winchester, I'm not the right buyer and I'll tell you that instead of wasting your time.

Let's talk about your house.

Ten minutes on the phone and you'll know whether selling to me makes sense for you, or whether you should list it. Either answer is a useful answer.
