Housing-stock and heating figures use the site's American Community Survey 2024 five-year snapshot. They describe housing characteristics, not current prices. Compare recent sales near your property when reviewing an offer.

Front Royal is the only incorporated town in Warren County and its county seat, sitting where the North and South Forks of the Shenandoah meet at the north entrance to Skyline Drive. When comparing prices, use recent sales of similar homes in the same area.

Federally, Front Royal is part of the Washington–Arlington–Alexandria metro area, and it behaves like it: 26.8% of Warren County workers commute an hour or more, most of them east on I-66. That's the highest rate in the Valley, and it means this market tracks the DC job market more than the local one.

Sanitary districts — check yours before you sell

Warren County has fourteen sanitary districts, each with its own annual assessment billed separately from your real estate tax bill, funding private road maintenance and community amenities. Unpaid assessments become a lien on the property. The 2026 rates:

District2026 rate
High Knob$999/lot + $0.15/$100 on improvements
Shangri-La$500/lot
Lake Front Royal$410/lot + $0.035/$100
Linden Heights$375/lot
Shenandoah Farms$350/lot
Shannon Woods$300/lot
South River Estates$300/lot + $0.07/$100
Wildcat Drive$200 unimproved / $500 improved
Osprey Lane$100 unimproved / $999.99 improved
Blue Mountain$65/lot + $0.27/$100
Skyland Estates$0.27/$100 on all real estate
Shenandoah Shores$60/lot + $0.10/$100
Riverside$60/lot + $0.12/$100
Cedarville Heights$50/lot

If you own in High Knob you're carrying $999 a year on top of property tax, and several years of arrears is a five-figure lien that has to clear at settlement. I check this before I make an offer.

The Avtex site

The EPA Avtex Fibers site profile, reviewed June 8, 2026, describes a July 2024 cleanup-plan change and continuing maintenance requirements. EPA's March 2023 review found the remedy protective. Check current site records for the property you are considering.

Redevelopment was then badly set back by the Warren County EDA embezzlement — $21 to $26 million taken between 2018 and 2023. I mention this not because it affects most residential property in town, but because it's the single most distinctive fact about Front Royal real estate, and I'd rather be the buyer who knows the local history than the one who doesn't.

Where I buy

Happy Creek, Riverton, Browntown, Linden, the neighborhoods off US-340 and US-522, and the mountain subdivisions — Shenandoah Farms, Shenandoah Shores, High Knob, Blue Mountain, Skyland Estates, Lake Front Royal. Roads: I-66, US-340, US-522, Route 55.

Common seller situations in Front Royal

The commuter economics drive most of it. A household buys in Warren County because it's the affordable end of the DC shed, one earner's job changes, and suddenly a 70-minute commute isn't survivable. Those calls come fast and they need a date, not a maximum price.

The other big category is mountain-subdivision property — Shenandoah Farms, High Knob, Blue Mountain, Skyland Estates, Linden Heights. Steep private roads, well and septic, seasonal cabins converted to year-round living, and the sanitary district assessment attached to all of it. Conventional buyers struggle with these: appraisers have few comps, lenders balk at private road maintenance agreements, and the septic often can't be certified. That's the work I'm actually built for.

When a cash sale actually makes sense in Front Royal

Commuter markets turn fast when jobs change, and a date certain is often worth more than the last few thousand dollars.

It probably does if…

  • The house needs work you don't want to fund or manage.
  • You inherited it, and it's four hours away or four siblings deep.
  • A financed buyer already fell through on inspection or appraisal.
  • You need a date certain — divorce, relocation, a foreclosure timeline.
  • It's tenant-occupied and you're done being a landlord.

It probably doesn't if…

  • The house is in good shape and you're not in a hurry.
  • You can tolerate showings and a 30–45 day financed closing.
  • You have time to make repairs that would lift the price.

In that case a conventional listing will usually net you more than I will, and I'll tell you so on the call. I'd rather be the person you call when you actually need me.

Three clear steps

How this works

Tell me about the house

Two minutes, or a phone call. Describe the condition and anything you would want to leave.

I review the property and explain the number

The timing depends on the information available and whether a walkthrough or other review is needed.

We agree on the date in writing

Virginia's Wet Settlement Act, § 55.1-903, requires the settlement agent to disburse proceeds within two business days of settlement.

The longer version, step by step →

Virginia settlement and disclosure rules

Under the Wet Settlement Act (§ 55.1-903) the settlement agent must disburse your proceeds within two business days of settlement. Some specific transfers are exempt from Virginia's residential disclosure chapter (§ 55.1-702). An inherited home, divorce or overdue tax bill does not automatically make a private sale exempt. Ask the settlement attorney to confirm the requirements for your transfer.

On a Warren County property: Sanitary district arrears are a lien, so they clear at settlement out of your proceeds — the same as delinquent taxes. Finding them before we agree a number is the difference between an honest offer and a renegotiation.

Questions I get about selling in Front Royal

How do I find out if my Front Royal property is in a sanitary district?

Warren County Public Works maintains the list and the current rates, and your annual bill will show it as a separate line from real estate tax. If you're not sure, tell me the address and I'll check before I give you a number — it's the first thing I look up here.

Is the Avtex site a problem for my house?

EPA's current profile explains the cleanup and continuing maintenance. Whether the site matters for your property needs a property-specific review.

Do I pay any fees or commissions?

Ask for a written breakdown of the price and who pays each cost. Any mortgage payoff, unpaid taxes or other amounts due can reduce what you receive at closing.

Do I have to clean it out or make repairs?

Tell me the current condition and what you want to leave. The written offer should state any repair, personal-property, cleanup and disposal terms.
